Shore paint does not last as long as the inland average. Here is the real cadence for exteriors, interiors, and hard-worn rentals.
At the South Jersey shore, plan on repainting the exterior every 4 to 7 years, against 7 to 10 for a comparable inland house. Interiors run 5 to 10 years depending on traffic. Full-season rentals wear faster than year-round homes because they cycle dozens of guests through every summer.
Do not wait for the calendar. Watch for these:
Exteriors take the weather, so they set the outside clock. Inside, it is wear, not weather: kitchens, bathrooms, hallways, and kids' rooms need it first, while a guest room can go a decade. Repainting room by room as each one wears is cheaper and less disruptive than waiting to do the whole house at once.
A summer rental sees more doors, walls, and trim contact in one season than a year-round home sees in three. Budget for a scuff-and-touch-up pass every off-season and a full repaint sooner than you would for your own home. It protects the listing photos and the nightly rate.
Three things buy you years: correct prep at the last repaint, a coastal-grade product instead of contractor-grade, and an annual rinse of the exterior to knock salt and mildew off before they bite into the finish. Spend a little on the system and the maintenance, and you repaint less often.
